The core of the job. A fresh mortar coat across the full basement, or just the walls you actually look at. Rubble stone, brick, or block, in row homes, twins, singles, ranchers, and split-levels.
Cutting out and replacing washed-out mortar joints in the foundation wall. On its own where the wall only needs its joints back, or as the prep step before a parge coat goes on.
Old parging that is flaking, drumming hollow, or coming off in sheets. We tap the wall to find every loose section, take it back to sound masonry, and re-coat properly.
A parge coat over sound, repointed masonry for walls that feel chalky, powdery, or musty. It cuts down the moisture moving through the wall. It is not a substitute for drainage where water is arriving under pressure.
The rest of the masonry down there. Crawl space walls, the brick or stone piers carrying the floor above, and the chimney breast where it runs down through the basement.

Why choose us
Parging is a surface coat on the face of the wall, and we do not offer waterproofing. If your basement is taking on water under pressure, a parge coat will hide it for a season and then fail. We will say so and point you at what actually solves it, even when that is not work we are selling.
Washed-out mortar joints behind a fresh parge coat are the reason parging fails. We cut out and repoint the failed joints before anything gets coated. It is the slower way and the only way it lasts.
Older Philadelphia foundations were built to breathe. A rigid, straight-Portland coat traps moisture in the wall and pops the stone face off in freeze cycles. On old walls we use lime-rich mixes matched to what is already there.

No call center. No answering service. Most days it is Marcello himself on the line. We will talk through the project and schedule a free walk-through.
We walk the basement with you and read the wall: what the substrate is, why the old coat failed, and whether what you are seeing is a surface problem or a water problem. You get a written quote with a clear scope.
We confirm the start window, line up materials, and walk you through what to move away from the walls before the crew arrives.
Take off everything loose, repair and repoint the joints underneath, apply the parge coat, and finish the surface. Then we sweep out and haul away the debris. The basement gets left cleaner than we found it.

Parging is a thin coat of mortar troweled over a masonry wall. On a Philadelphia basement that usually means a rubble-stone, brick, or block foundation wall that is rough, uneven, or losing its face.
The coat does three things: it protects the masonry underneath, it evens out a wall that was never meant to be looked at, and it gives you a sound surface to paint or build against.

No, and we do not offer waterproofing. We do parging. It is worth being clear about that before you spend money.
Parging is a mortar coat on the face of the wall. It closes the open joints and voids water travels through, slows the moisture moving out through the masonry, and takes the musty edge off a basement. On a wall whose problem is a handful of defects, that is a real fix.
Basement waterproofing is a drainage system: grading and downspouts moving water away from the house, footing drains, interior drainage, a sump pump. Different trade, different scope, and not something we sell.
If water is coming through your wall or up through the floor under pressure, a parge coat will cover it for a season and then blow off. We will look at the wall, tell you which problem you actually have, and send you to the right trade if it is not ours.

Sometimes, if the failure is genuinely local and the rest of the coat is still bonded tight. More often the flaking is a symptom rather than the problem. Usually the joints behind it washed out, or the original coat was a rigid mix over an old lime-built wall.
We tap the wall to find every hollow spot. If most of it is drummy, patching is throwing good money after bad, and we will tell you that rather than take the smaller job.

Where the joints need it, yes, and it is not an upsell. It is the job. A parge coat bonds to what is behind it. If the mortar joints have washed out, the coat has nothing to hold and it will come off in sheets.
This is the single biggest difference between parging that lasts decades and parging that fails in two winters.

Yes. Standard parging cures to a natural cement grey and most basements stay that way, because it is clean and it is the least expensive option. If you want something else there are a few routes: colored cement, where the pigment runs through the mortar itself so a chip never exposes a grey layer underneath; acrylic or elastomeric finish coats over the cured parging, which open up a much wider color range; or masonry paint once the coat has cured, if you would rather handle that part yourself.
Texture is a choice too. We can leave it smooth, float it, or give it a light sand finish.
One caution, and it is the same argument as the mortar mix. On an older wall that needs to breathe, a sealed acrylic or elastomeric film can trap moisture in the masonry, which is how a finish ends up lifting off in sheets. We will tell you which finishes suit your wall before you pick a color. Bring it up at the walk-through and we will price it with the rest.

During the winter months. Basement parging is interior work in a space that stays above freezing, so unlike a driveway pour or exterior pointing it does not have to wait on the weather.
Spring through fall we are dedicated to outdoor flat work, so basement work is scheduled for the winter season. If you are reading this outside that window, call and we will schedule you for the coming season.

No. Row homes are a big part of what we see because of the housing stock in Philadelphia, but we parge foundations on twins, singles, ranchers, split-levels, and newer construction across the city and the surrounding Bucks, Montgomery, and Delaware county neighborhoods.
What matters is the wall, not the style of house. Rubble stone, brick, and block all take a coat, and each one needs slightly different prep.

A single wall or a spot repair is usually a day. A full basement typically runs a few days, plus a cure window before you paint or frame against it.
How much repointing the wall needs first is what moves the number most. Old, deeply washed-out joints take real time to clean out and repair before any coat goes on.

It depends on wall area, the condition of the masonry underneath, how much of the old coat has to come off, and how much repointing the joints need first.
Free on-site estimate, written quote with a single number. We do not quote parging by the square foot, because the wall behind the coat varies too much for a flat rate to be an honest number.
